Yet Another Reason to Buy in Florida
Sure, the houses are overpriced and likely to devalue over the next several years.
Sure, the insurance situation is a complete mess.
Sure, the SOH system ensures new homeowners on average will pay more than a hundred thousand dollars more in property taxes over the life of the exact same house than wealthier existing homeowners.
But, look! It appears there will soon be an ALL NEW benefit to buying a home in the Sunshine State. Get'er done!

Okay, I want to know, once the law becomes effective:
In the first year, what will be the over/under on the number of amateurs who are killed/maimed by attempting to "eradicate the nuisance" on their own?
This will make for some excellent press coverage - get'er done, indeed.
I wonder what all the HOAs are going to say about the makeshift belt, boot, and purse tanneries that will start sprouting up in people's garages?...

I hate those gators so much. They are the one thing that I fear the most over the SOH, lack of insurance and high prices of homes..are those dam gators.
Are they really that much of a problem? I mean really 1 per 9 people in the State 2 million gators, geez..why did they allow them to get so over populated like this in the first place?
Kind of like the housing bubble.
No demand just tons of supply.

So let's say ICI homebuilders here in Florida, is promoting the sale of a a nice $500,000 house.....
Sales have been slowing SSOOO, they 'up the ante', and offer a $50,000 Lexus for a 'kicker'.....

As a buyer beware ||| Caveat Emptor |||, you have to think before you leap after such tantilizing offers!!!!!
The taxes here in Volusia County run 2.5% of that $500K purchase on the house.....That car [Lexus] is going to cost you $1250 taxes on the house, for as long as you own the house...YES!!! The taxes on the house will be $12,500 total....
The car will be depreciating in value, by, let's say,50% in 5 years, your taxes on the house portion will remain the same or go up.....
Most likely, the property values will in fact be going down, "but" you'll be stuck with the $500,000 value for as long as you own the home!!!!!
I THINK THE ABSOLUTE BEST PART OF THE DEAL IS!!!! YOU CAN DRIVE TO THE POOR HOUSE IN A LEXUS!!!!

So a couple of weeks ago, I stopped by the Realtors office, and had a talk with the agent, whom we had been working with, and basically told her to take us off her list, and NOT send us any more e-mails on listings.....
I told her, the prices of $200+/ sq ft were much to high, and taxes were also the same.....
She gave me the same ole' crap, about that's what houses had ben selling and that sellers weren't budging, when I told her that I was only interested in purchasing a house for $115-$125/ sq ft ""MAX""...
I told her, that my 'first choice' would be for a 'short sale', for someone who had to get out of town quick, and to call me ""IF EVER" she knows of one.....
I bid her a kind adiu, expecting to 'never see or hear from again..."PERIOD"....
Don't worry - she'll be selling makeup at Dillards by next summer.

It is to soon for this, but wait my friend, it's coming.
When people finally accept this reality they will have no choice but to lower their prices or stay in their homes.
The ones that are flippers will be the first to short sell when they get their tax bills and realize that they HAVE to be paid, will finally accept their losses.
The ones that are heading towards forclosure will be the second to finally accept this.
The last ones are the ones that finally realize that their desire of moving is stronger than their greed for money and they will accept this as well.
I think right now people are just starting to realize what is going on and they are going to stay in denial for a while longer yet until they have no choice left.
If they start to crunch numbers and add up their losses right now they will come to see they are going to lose which ever way they decide. I guess for them the denial would be a comfort to them at this point.

So, In March, we were looking at this one particular house @ $325k, and I told the realtor, it was just to much based on comparables, as the house down the street had sold for $280k, 6 mos before....
I asked her "IF" the seller was negoitable, and she said "just make and offer"......
I said "NO", I wasn't going to waste your's and my time by making needless offers "IF" the seller weren't ready.....She what are you thinking??? I said something below $300k for sure..[not naming a price]....She said,...OOHH!!! he'll never accept that.....
I said, ""Forget the whole thing""
WELL!!! SSOO!!! It turns out, the seller has NOW reduced his listing price from $325k, this last spring, to $295K currently.....

I told her, that I thought the place was worth, $215-$225 "MAX"...
and the seller still has a long , long way to come down....
It's a new paradigm, and everybody who doesn't buy, now, will be priced out forever. Anybody who does buy will be rewarded with a lifetime of riches, as their property will continue its 30% yearly price increase.
Renters, and anybody born in a future generation, will not be able to afford a $10,000,000 starter home in 15 years. They will live in tent cities, and Hondas.
This asset bubble is different than all of the others - it will never slow down, or pop. The gains are permanent.

Great article!!!It is starting now, I can see that more people is buying homes because prices are lower and they are seeing a recovery in the economy
